Like setting your rental price, you should determine your sale price prior to buying your investment property. Setting a reasonable price is essential to selling your property in a timely manner and making a profit.

Is it a buyer's or seller's market? For a real estate investor, either can be beneficial. Just understand that the market will dictate your buying and selling prices to an extent. There may be some anomalous properties, but, by and large, you'll be buying and selling lower in a buyer's market and buying and selling higher in a seller's market.

 

DON'T OVERCHARGE

The price is the first thing a buyer sees. Too high an asking price can be a prohibitive factor to many potential buyers. Your property may even be filtered out of some searches. High prices may mean that the property sits on the market for too long, causing buyers to wonder what is wrong with it. You know that you'll receive counter-offers, but buyers may still find a home too highly priced. But don't price too low — you can't ask for more money than the listing says.

As in any other aspect of investing, real estate agents are extremely valuable when selling a property. A real estate agent will create a compelling MLS listing that showcases the home for potential buyers. A good agent understands selling, and how to accentuate the strong points of a home.

 

 

An agent should also be a source for expertise in the industry. Does your home need additional repairs before going to market? An agent will also be able to tell you whether your listing price is correct.

The colder months are the most difficult for selling a home. The post-holiday winter months until tax day tend to see the lowest overall consumer spend. This applies to homes as well, not to mention that seeing houses is not as pleasant in the cold and snow.

 

SPRING/FALL/SUMMER

More buyers tend to look during these months. If you're selling a home in warmer weather, make sure that you do some landscaping to make the outside more appealing. This is not a way to inflate the asking price, but to get a potential buyer to come inside and see all the work that you put into the home. These months are more competitive than the colder times of year, but they are also much more pleasant for buyers.
